Due to our comprehensive market knowledge, expertise and innovation, we have been achieving outstanding results in the St. George area for 30 years.

Below is an outline of the various methods of sale available as well as some handy tips for preparing your home for sale.

Method of Sale

There are a number of ways in which you can sell your home. In recommending the best way to market your particular property, we will consider a variety of factors including the current market conditions, the type of buyers your home will attract, recent comparable sales in the area and the location of the property.

The two most popular methods of sale in the St.George area are:

Private Treaty (for sale)
Public Auction

Each of these methods has their own advantages. In deciding on the best method for your home, we will evaluate and recommend the method that will deliver the most effective result.

Private Treaty

Private Treaty is a method whereby a price is set for the sale of the property. In setting the price for your home, we will consult with you and discuss various factors that will determine the best and most appropriate selling price. Part of this process includes discussing the recent comparable sales in the area. This is usually a good indication of the price we may expect to achieve for your home.

There are many advantages of selling your home by Private Treaty. Some of these are:

Buyers who may be inexperienced or new real estate are able to view, make an offer and purchase your home in a relaxed non threatening environment
Buyers can make necessary inspections and obtain various reports such as building and pest reports, prior to formally committing to the property. This makes the buyer more confident and comfortable in negotiating a price prior to formally committing to your property
The ‘for sale’ price is set, which means that all interested parties will immediately know if your property is within their budget. This is particularly beneficial for those buyers who may not know the current market conditions and may have otherwise considered your property out of their price range

Public Auction

Auction can be beneficial when the property is likely to attract several qualified buyers. By marketing the property by Auction, this allows and encourages competitive bidding to possibly increase the final sale price.

The success of the Auction also relies on the skills of the Auctioneer. At Paramount we only partner with experienced and successful auctioneers who through their highly developed skills, can significantly contribute to the success of a sale. Most auction programs take four to six weeks from commencement through to the final sale.

There are many advantages of selling your property by auction. Some of these are:

Competitive bidding means no price barrier
A sale made under the hammer is definite, with no cooling off period
Controlled open house inspection to maximise interest
Maximum exposure generates a strong market impact
Protection for trustees, executors and mortgagees
With safety of the reserve price, the vendor can be reassured of a minimum sale price

Selling Tips

At Paramount Real Estate we aim to provide you with a service that will make the journey of selling your home a smooth one. After all, your home is a tribute to your hard work and has become your most valuable asset. Being prepared can play a major part in achieving the best possible price.

We want to make you feel comfortable and able to discuss any concerns or ideas you may have so it is important to get to know your agent. Throughout the entire process, we work for you and want to deliver the best possible marketing campaign. Our agents are highly trained in recognising that every home is different and attracting the right buyers is of the utmost importance. To help you prepare, we advise that you start with the following:

Have a solicitor prepare a contract of sale. We can provide you with an experienced solicitor if you are unable to obtain one
Compare recent sales in your area as that will give you a good indication of what you may think your property is worth
We will need to take photos of your home, so make sure you have your property well presented

Presentation

First impressions count, so make sure your garden or entrance way is neat and tidy
It’s a good idea to get rid of any house odors that could turn people away. You want to achieve a fresh and aired feeling in your home
Fix any cracks, leaking taps etc. This can easily be achieved without going to a lot of expense
Have the carpet cleaned and make sure your walls are clean. A quick paint job can make an enormous improvement
Buyers always look at how much cupboard and storage space a house has so make sure you clear out as much as you can to give the impression of space
Try to clean out all the clutter in your house. Too many photos, trinkets and furniture can take the focus away from the room and may make the home seem smaller than it actually is

Inspection Day

When selling in summer or winter, make sure the room is at a comfortable temperature. Turn on air conditioners, fires or open windows
Open up all the blinds or turn on lights to give the house a feeling of brightness
Have your house thoroughly cleaned
Clear away any personal effects
Soft music and fresh flowers can add a touch of that homely feeling
The added smell of essential oils burning or even a cake baking in the oven can create an instant warm and homely feeling
It’s a good idea to keep your pets out of the way as children also attend inspections

Happy selling!
